Habitat for Humanity of Greater Charlottesville (“Habitat”) is a cutting-edge non-profit housing and community development organization creating simple, decent, affordable homes in partnership with low-income families, volunteers, and the communities of the Greater Charlottesville region. We are advocates, promoting innovations and policy solutions designed to increase the affordable housing supply across the communities we serve. Home construction capacity is multiplied by a volunteer labor force including homeowner families, corporate, civics, and faith groups. Habitat is an affiliate of Habitat for Humanity International (“HFHI”), a global ministry working to end housing poverty worldwide.

 

In 2013, Habitat completed construction at Sunrise, the first trailer park transformation in the nation without resident displacement. Currently, Habitat is redeveloping the Southwood Mobile Home Park with similar objectives. Southwood is the area’s largest single concentration of affordable housing and its greatest remaining redevelopment opportunity. When complete, the redeveloped Southwood will be unprecedented in scale nationally. Habitat has also partnered with the Piedmont Housing Alliance and the City of Charlottesville to purchase the Carlton Mobile Home Park. In the short term, our plan is to manage the park responsibly while helping residents develop the collective capacity to be leaders in the eventual redevelopment of the property into a mixed-income community without resident displacement.

 

Habitat is a national pioneer in mixed-income community development. To date, Habitat has contributed to 12 mixed-income neighborhoods and built and sold almost 400 homes.

POSITION SUMMARY 

The Director, Grants & Grant Compliance (DGGC) reports to the Chief Advancement Officer (CAO) and directs the affiliate’s public and private grant seeking activities, while actively managing all active grants and funding contracts. In this role, the DGGC jointly supervises the Advancement Communications Manager (ACM) and leads the team’s collaborative, lifecycle approach to grant seeking and grant management. The DGGC manages all public and private grants to maximize contractual deliverables and reimbursement, from the time of award through closeout. The DGGC also ensures affiliate compliance with all applicable grant terms and conditions, and provides Habitat’s funding partners with timely and accurate reporting. The position is simultaneously strategic and operational, requiring the DGCG to understand the affiliate’s role in the broader housing ecosystem, while advancing key funder relationships and managing the detailed work of grant administration.

 

DUTIES AND RESPONSIBILITIES 

Maintain awareness of and evaluate potential federal, state, municipal, and private funding  opportunities for the affiliate

Lead the Grants team, providing guidance and direction from opportunity identification and proposal development through award management and grant close out Jointly supervise and work closely with the ACM to ensure seamless coordination of all pre-award and post-award functions, including proposal submission, draws, and coordinated hand-off with funders Write compelling grant narratives tailoring each proposal appropriately for the audience and opportunity Craft and/or review all budgets prior to submission, with an eye toward post-award compliance, and prepare necessary budget amendments or scope modifications after award has been granted Partner with responsible program manager(s) to collaboratively write and prepare grants and reports Review all grant award documentation and comply with specific requirements and timelines, ensuring that award/contract terms match intended agreement Prepare required contracts, MOUs, and all necessary documentation for signature Share grant application, reporting requirements, and required forms with relevant team leader responsible for oversight of implementation, and partner with them to ensure deliverables are met  Manage deadline calendar and report tracking, keeping meticulous records on all grant submissions and awards Determine when awarded grant funding has been earned and is available to be drawn, submitting invoices and draw requests to grantor In concert with the Finance team, identify and collect grant documents needed for annual audit Provide guidance on grant compliance matters and lead response to grant audits initiated by funders  Assist with the monthly and annual grants receivable reconciliations, as needed Provide general support to ensure efficient operations of the Advancement and Finance departments, as well as the entire affiliate, as needed Serve as a critical member of the Advancement team, working collaboratively with colleagues across the affiliate to promote and facilitate a culture of grant seeking and stewardship Achieve comfort working in and using the affiliate’s grant tracking system(s), including NEON (Advancement’s donor database and record management system), Airtable, and others Participate in and contribute to standing meetings supporting priority initiatives Attend affiliate events and activities to stay connected with programs and Partner Families Perform other duties as assigned by supervisor

QUALIFICATIONS AND EXPERIENCE 

3+ years of grant seeking and grants administration or related experience Knowledge of best practices in the pre-award functions of research and grant writing, as well as post-award accounting and budget management Excellent organizational and project management skills Ability to manage multiple deadlines in a fast-paced environment Mature judgement and ability to articulate complex information clearly and succinctly Proven ability to gather and synthesize financial information and narrative content from multiple sources to prepare cohesive proposals and timely reports for a variety of funders Strong written communication and editing skills, as well as financial acumen and ability to develop complex budgets Positive and professional attitude, with the ability to collaborate effectively and manage up Experience with state and federal affordable housing funding sources, including compliance management, strongly preferred

PHYSICAL REQUIREMENTS 

Prolonged periods sitting at a desk and working on a computer.  Must be able to lift up to 15 pounds at times.
