PROPERTY MANAGER POSITION SUMMARY
The Property Manager is responsible for the overall care, maintenance, safety, security, and operation of KUMC’s buildings, equipment, and grounds. The Property Manager supports the church’s ministries by ensuring that facilities are safe, clean, functional, welcoming, and ready for worship and church activities.
Supervises: Part-Time Custodial Staff
Hours: Approximately 30–40 hours per week; some evenings, weekends, or Sundays may be required. We are open to structuring this role as either full-time or part-time depending on the ideal candidate’s availability and goals.
On-Call: Occasional after-hours response for facility emergencies, alarms, severe weather, or other urgent needs.
PRIMARY RESPONSIBILITIES
Building Operations and Maintenance:
Complete and/or oversee the daily operation, maintenance, and appearance of church buildings, equipment, vehicles, and grounds.
Maintain and monitor building systems, including HVAC, plumbing, electrical, lighting, and energy management, while managing preventive maintenance schedules, repair logs, inspections, and service records.
Identify and address maintenance needs, performing minor repairs as appropriate and coordinating qualified contractors for specialized work, repairs, replacements, and future capital needs.
Custodial & Building Use:
Supervise custodial staff and coordinate cleaning, room setups, building access, and facility needs for worship, ministries, events, rentals, and outside groups.
Safety & Security:
Manage keys, access codes, alarms, safety equipment, inspections, and emergency procedures; support compliance with OSHA, fire and building codes, Safe Sanctuaries, and church safety policies.
Emergency Response:
Coordinate response to facility emergencies, including alarms, water leaks, HVAC or electrical failures, severe weather, and other urgent situations.
Contractors & Vendors:
Coordinate outside qualified contractors and service providers; obtain bids when appropriate and serve as the project manager providing oversight for HVAC, roofing, plumbing, electrical, landscaping, pest control, and other services.
Budget & Projects:
Assist with the annual property budget, monitor expenses, identify future needs, and oversee approved repairs, renovations, and capital projects.
Communication & Ministry Support:
Work closely with church staff, ministry leaders, volunteers, vendors, and facility users to ensure the property effectively supports the mission and ministries of KUMC.
QUALIFICATIONS
Preferred degree in property management, real estate, facility management, or a related field as well as industry recognized credentials such as a Certified Property Manager (CPM).
- Experience in facilities, property management, maintenance, construction, or a related field.
- Knowledge of building systems, including HVAC, plumbing, electrical, mechanical, and carpentry.
Strong organizational, communication, leadership, time-management, and problem-solving skills.
Ability to coordinate and oversee contractors and vendors.
Basic computer skills and ability to maintain records.
Ability to manage multiple priorities and work independently.
Ability to supervise, schedule, delegate, and work effectively with custodial staff.
- Knowledge of building safety, security, emergency procedures, and preventive maintenance.
Good judgment, reliability, initiative, and accountability.
A service-oriented attitude and willingness to support the mission and ministries of KUMC.
PHYSICAL REQUIREMENTS & TRAINING
Ability to perform routine physical tasks, including walking, bending, lifting up to approximately 50 pounds, moving furniture and supplies, and climbing ladders when appropriate. Background checks and church-required training, including Safe Sanctuaries and safety/emergency training, are required. CPR/AED and First Aid certification may be required or encouraged.
